Our office has long experience in accommodating all the needs of its clients pertaining to the acquisition and exploitation of real estate property be it in Athens, the mainland or the Greek islands.  You can be personally involved to the whole process as much or as little as you choose, by opting to grant us a power of attorney so as to act as your proxies.

If you do not have a particular property in mind, we can provide you with a shortlist of properties according to your requirements through our associate realtors.  If you are not in the country, our services include the inspection of properties on your stead and relay of video and photographic material.

Once you have shortlisted a property or properties as prospective acquisitions, we will acquire the necessary documentation pertaining to the property and conduct a due diligence on the relevant cadastre and land registry to verify its legal standing and any potential burdens. To this extent, our office always grants a survey in writing.

Our office can draft, negotiate and review the terms and conditions of the contract, propose notaries public with whom we are associated, sign the contract as your proxy and undertake the task to properly file all necessary paperwork for the listing of the property in the cadastre and land registry and the issuance of the relevant certificates.  If you are not already registered with the Greek tax authorities, a precondition for owning property in Greece, we can assist you get a Greek tax number, be appointed to Internal Revenue Services as your process agents for Greece and propose accountants who will file your property with the Greek tax services and your annual tax returns for Greece.

If you decide to exploit your property in Greece, an opportunity you have even with property acquired for the purposes of Golden Visa, we can assist you with negotiations, drafting of lease agreements and acquiring all necessary licenses if appropriate.  Similarly, if you decide to exploit the property via short-term leasing through platforms such as Airbnb and Booking.com, we can undertake for you the mandatory registration process with the Tax Office and keep your books in accordance with applicable Greek Law on a monthly basis. Through our network of associates, we can also undertake the management of your property.

Other indicative services pertaining to real estate that we usually provide to our clients include the transfer of property in Greece owned by a person of succession, in accordance with applicable Greek law and Private International Law, handling of Golden Visa applications for properties of minimum value €250.000, drafting and reviewing of contracts with construction companies for plots of land, disputes between owner and the authorities or between joint owners, assisting in securing a mortgaged loan and with the annulment of mortgages.
