Golden Visa, Digital Nomads & Digital Visa

There are now a number of ways for an non Greek or a non European citizen to legally move to Greece giving him visa-free pass to the twenty seven Schengen Treaty countries. The current trend among interested parties is focused on Golden Visas, Digital Nomad Visas and Digital Visas, all of which give you unrestricted residence time in Greece.

Depending on whether you are interested in acquiring real-estate property of minimum value €250.000 or €500.000, depending the property’s location, move your business and tax seat to Greece to qualify for tax brakes or simply work remotely abroad while enjoying the Greek lifestyle, even from the island of your choice, the right choice for you differs but our team will assist you in making the correct decision as each visa has different requirements and opportunities which may suit some but not others.

Starting March 31, 2024, the Greek "Golden Visa" program enforced new regulations for granting a five-year residence permit to third-country nationals.

Investors who pay in full or make a 10% down payment by August 31, 2024, can finalize their investment by December 31, 2024, under the previously existing conditions. If they fail to complete the property purchase, they may choose a different property under the same conditions until April 30, 2025. Therefore, investors interested in taking advantage of the lower requirements should act immediately.

In the Attica region, the Regional Units of Thessaloniki, Mykonos, and Santorini, and on islands with more than 3,100 residents, the required investment in real estate increases to €800,000. In other parts of Greece, the minimum investment requirement is now set from €250.000 to €400,000. The investment must be in a single property with at least 120 square meters. Purchasing a share in joint property ownership is allowed, with values adjusted accordingly.

For properties converted from industrial use to residential, the minimum investment is €250,000. This conversion must be completed before the visa application, and the properties cannot serve as business premises. Investing in heritage buildings that need restoration also has a €250,000 minimum threshold.

Residence permits can be renewed every five years if the investor retains ownership of the property. For heritage buildings, the restoration must be completed for permit renewal. If the property is sold, the residence permit is revoked, and the new owner may apply for their own permit. Property owners are allowed to lease their properties, although short-term rentals (AirBnB, Booking.com etc) are now prohibited.  Our Office is prepared to assist you with the process of long term leasing by drafting the necessary contracts, ensuring compliance with tax rules and Inland Revenue requirements, handling disputes as well as managing your property.
